Are you planning to sell a house, apartment or property of character in Soissons? Before making an energy performance diagnosis, you must check the certification of the professional, prepare the proofs and understand what the report actually indicates.
The DPE allows a purchaser to assess the energy and climate performance of a dwelling using a common regulatory method.
It analyses in particular the characteristics of the structure, its insulation, its heating system, its production of sanitary hot water, its ventilation and, where appropriate, its air conditioning. The report presents conventional consumption, an estimate of energy expenditure, greenhouse gas emissions and recommendations for improvement.
Classes range from HAVE to G. They are based on regulatory indicators of primary energy consumption and greenhouse gas emissions. Classification is not a personalized forecast invoice: the actual uses of occupants may differ from those of conventional calculations.
The diagnostician examines the accommodation and its equipment, with particular attention to the proofs of the renovations carried out.
Collective facilities, where they exist, and certain documents held by the trustee may be necessary. A collective DPE is not automatically the individual DPE of the apartment.
The DPE is in principle required when selling a dwelling, with exceptions provided for in the texts, in particular for certain independent buildings of less than 50 m2 floor area and for listed or registered historical monuments. The seniority of a house alone is not an exemption.
In Soissons, a beautiful town house, a bourgeois house or an old apartment can therefore fall under the common DPE. This diagnosis must be anticipated before marketing, since real estate advertisements must include the energy information legally required.
Price should not be the sole criterion. The owner must in particular seek a professional certified for DPE, insured under his professional civil liability and independent of the parties likely to influence his intervention.
Seeofficial directory of certified diagnosticians, looking for Soissons or postal code 02200 and DPE jurisdiction. Check the certification of the person who will carry out the mission, not just the name of the company.
Request confirmation of appropriate and valid professional insurance. The professional must act impartially and independently.
Specify the municipality, type of property, surface area, heating systems and any collective facilities. Provide details of the delivery and timing of the report.
The diagnostic officer must be able to access useful spaces and equipment, make his findings and make use of available evidence. An attractive price should not be at the expense of the quality of the mission.
CPE tariff: no regulated price. Fees depend in particular on the accommodation, its size, its equipment and the provider. It is therefore more serious to request several comparable quotes than to announce a single tariff allegedly applicable to any Soissons.

Addresses, contact information and access to professional sites: a starting point to request several quotes, then check official certifications.
See the directory of SoissonsThe evidence provided to the professional really counts. A newly isolated dwelling, equipped with a new boiler or equipped with high performance carpentry must be capable of being described from verifiable elements. Failing this, certain characteristics may be assessed according to the methodological rules for unwarranted data.
The official memo « Prepare my DPE » Ministry proposes a practical list of documents to be transmitted.
Check the address, general housing information, the surfaces taken into account, the heating systems, the description of the insulation and the work contained in the document. In case of apparent material error or forgotten supporting information, contact the diagnostic officer promptly to request a review of the file.
The report must include a 13 digit ADEME identification number. Without this identifier, it is not valid. You can check the corresponding data on theADEME DPE-Audit Observatory.
| Date of implementation | Situation as at 1 November 2026 |
|---|---|
| Since 1 July 2021 | Validity in principle of 10 years, subject to applicable rules and elements of the file. |
| From 1 January 2018 to 30 June 2021 | These DPEs are no longer valid since 1 January 2025 for a new sale. |
| Before 1 January 2018 | The DPEs for this period are no longer valid. |
Since 1 January 2026, the conversion coefficient from electricity to primary energy went from 2.3 to 1.9. This change can improve the label of some electrically heated housing, without damaging it simply because of this change. DPEs carried out before 2026 remain valid when they comply with the duration rules and may, under the conditions laid down, receive an official certificate updated free of charge from the ADEME Observatory.
A decree published on 31 August 2026 provides for a further reduction in the conversion coefficient for electricity, 1.9 to 1.7 from 1 January 2027. The new ECDs will incorporate this method from that date. Previous DPEs still valid will be able, according to the announced procedure, to benefit from a free update of their label on the DPE-Audit Observatory, without further visit.
Don't confuse dates: in November 2026, the applicable value is 1.9. The value 1.7 corresponds to the evolution already announced for January 2027. It should not be presented as applicable today.
The EPD gives an energy ranking and recommendations. Theregulatory energy audit, when required at the time of sale, go further and propose work scenarios. In metropolitan France, it concerns in particular the sale of individual houses and single-property dwellings classified as E, F or G. Therefore, it should not be said that an apartment located in an ordinary condominium must be automatically subject to this audit for the sole reason of its label E, F or G.

Yes, a bad DPE label does not in itself prohibit the sale of housing. However, it requires the purchaser to be informed and may entail an additional energy audit obligation for the buildings concerned. The energy class can also influence negotiation.
Not necessarily. A still valid DPE can normally be used for sale, subject to verification of its date, ADEME identifier and compliance of the information. Significant work or inconsistencies may warrant further intervention or verification with the diagnosticist.
No, we mustn't confuse them. The collective DPE provides information about the building. As part of the sale of a housing lot, the obligations relating to the DCE of the housing must be specifically examined.
No. The price is free and depends on the professional and the good. Ask for precise specifications of the delivery, the time frame for intervention and the submission of the report.
For goods subject to the DPE, it is essential to anticipate the diagnosis: sales advertisements must display the regulatory energy mentions. The report must then include the technical diagnostic file submitted to the purchaser.
The energy diagnosis is only a part of the sales record. Other checks depend on the age of the building, its facilities, its status and the rules applicable to its location.
