Median of built goods held in Soissons by MDB Explorer.
Past sales · median calculation
Houses, apartments, houses of character: understand prices per m2, recorded sales and trends in the soissonese real estate market.
In Soissons, the price of an apartment, a townhouse or a family property is not just an average. The figures shed light on a trend, but they do not say everything about a dwelling, its address, its qualities and its condition.
You are looking for real estate prices in Soissons to sell, buy, pass on a heritage or simply know the evolution of your neighborhood? This page brings together several complementary readings: sales actually recorded in the public DVF base, notary observations, estimates of large real estate portals and characteristics of housing stock described by INSEE.
Each family of numbers has a specific role. A transaction sold is not an advertisement displayed; a median price is not an average price; Statistics on the district of Soissons cannot be attributed automatically to the city alone. By distinguishing these concepts, we want to bring you usable information rather than a misleadingly accurate price.
Since 2006, CLOVIS immo accompanies real estate projects in Soissonnais and Aisne. The purpose of this analysis is not to promise you an instant value: it is to give you benchmarks and help you determine when a personal property estimate becomes indispensable.
Dates of data: estimates of portals on 1 October 2026; sales statistics DVF 2025 retired by MDB Explorer; notarial statistics from 1 July 2024 to 30 June 2025; INSEE housing stock, census 2023 published in 2026. This analysis was last revised in October 2026.
Portals provide updated estimates; DVF documents past mutations. Here are their results, without merging them into an artificial number.

To be noted: the above amounts do not constitute three interchangeable measures. Calculation methods and periods differ. Use them together as « average market » would be incorrect. Sources: MDB Explorer, PAP and Best Agents.
| Price source and nature | Houses | Apartments |
|---|---|---|
| DVF 2025 retired — median MDB Explorer | 1 857 €/m2 | 1,585 €/m2 |
| PAP — average prices estimated at 01/10/2026 | 1 883 €/m2 | 1 671 €/m2 |
| Best Agents — average prices estimated at 01/10/2026 | 1 829 €/m2 | 1 911 €/m2 |
These differences are instructive, especially for apartments. Differences can come from the observations taken into account, the place given to advertisements, the correction criteria and the respective weight of housing types. It would be abusive to present one of the three lines as a « truth » valid for all Soissons addresses.
A house with a garden, two apartments of the same surface or a dwelling in an old building can have very different values. The floor, elevator, condominium, DPE, parking, distribution and quality of renovation count as much as the area. Therefore, a reading by category is generally more useful than a single communal price.
The base Applications for Land Values (DVF) is made available by the Directorate-General for Public Finance. It brings together registered land transfers and allows, with the necessary precautions, to study past sales in a municipality.
For 2025, MDB Explorer indicates 310 retained sales in Soissons, a median price of 1,728 €/m2 for the built goods, 1 857 €/m2 for houses and 1,585 €/m2 For the apartments. This is operating DVF These numbers are not a municipal statistics published as such by DGFiP.
The aggregation method must be followed when comparing years. A sale involving multiple premises, mixed property or atypical operation may change ratios; Each publication must therefore explain what it retains and excludes.
To find sales around an address, the public can use Official explorer DVF. However, isolated examples are not sufficient to estimate a property without examining its comparability.

This series comes from the same publication and from the same family of calculations. It allows us to observe the market over time, without constituting a constant quality price index. A year with more small areas or high-end houses can move the median.

Visible fluctuations encourage caution. They do not make it possible to say that each house has gained value or to predict the resale price of a particular apartment. For an estimate, a recent, homogeneous and geographically relevant sample of transactions should be preferred, followed by explicit adjustments.
Notary statistics are particularly useful because they are based on changes documented by the profession and apply selection rules. However, the report of the Chamber of Notaries of Picardie consulted presents here indicators for District of Soissons, territory wider than the municipality. We don't confuse them with intramural sales.

The report also points to annual variations in its scope and period, but they are not intended to be transposed to Soissons' homes and apartments without care. A rural property of several hectares, a house of character or an atypical sale does not read as a standard dwelling selected for a statistical observatory.

The common market is not uniform. Two properties located a few hundred meters away may differ by their setting, their typology, the condition of the building, the presence of a garden or their ease of access.
The city centre consists of old buildings, character apartments and town houses; Other sectors have more collective buildings or family homes. The Gare, Saint-Crépin, Saint-Waast, Saint-Médard, Presles or Chevreux sectors cannot be compared without distinguishing precisely houses and apartments, condition of the good and number of references available.
PAP publishes estimates by neighbourhood, for example for the Centre, the Gare, Saint-Crépin or Saint-Médard. These values are derived from its estimation method and do not constitute official notarial medians per district. To avoid misleading sellers, we do not transform them into a guaranteed price grid. The data and their revision are available in PAP study for Soins.
The precise situation, architecture, parking, ancillary surfaces and condition of renovation often make the difference. The old character is not a homogeneous segment.
Mobility can count in the choice of a purchaser, but its economic value depends on address, acoustic comfort, parking and housing characteristics.
For a house, the plot, distribution, maintenance, equipment and work to be planned may weigh more than a sector average.
Charges, lifts, common parts, voted works, DPE and batch configuration must be analysed separately from the price per square metre.
The market analysis must also take into account the size of the sample: a few mutations may suffice to cause a large variation in a localised average. Relevant expertise always goes to the most comparable sales, then a visit and study of the technical file.
According to the 2023 INSEE Census, Soissons counts 15,315 housing unitsof which: 13,820 principal residences. The apartments represent 68,1 % and houses 30,8 %, the balance corresponding to other categories of housing.
The vacancy rate is 8,5 % and 32.2% of households own their principal residence. These data describe the residential structure; they do not directly supply a transaction price or a level of demand by category.
This important location of the apartments explains why it is necessary to monitor the characteristics of the condominiums and not to assimilate the entire Soissonese market to the only family pavilion.

The beautiful properties of Soissons and Soissons are not valued as ordinary dwellings. Their scarcity, their architecture, their dependencies or the extent of their land require a specific reading of the market.

A bourgeois house can seduce by its brick and stone facade, its volumes, a beautiful staircase, old parquet floors, high windows or a closed garden. But these characteristics do not all have the same impact on the price: authenticity, restaurant quality and ease of use must be faced with the expectations of a current buyer.
A large old home can also incur costs for heating, roofing, maintenance or refitting. Two houses of comparable appearance will sometimes have very different values depending on the diagnosis, land, dependencies, address quality and cost of work.
The median price of Soissons houses is therefore a simple benchmark. It should not be mechanically applied to a large-scale heritage property.
The apartments of character sometimes offer an architecture that is not found in ordinary buildings: old parquet floors, fireplace, beautiful ceiling height, reception volumes or privileged location. The luxury apartments can be distinguished by a neat renovation, a terrace, an elevator, a beautiful brightness, a secure parking or contemporary services.
The term « Luxury apartment » may be relevant when a property actually presents exceptional benefits and rarity. However, it would be excessive to automatically qualify any old apartment that is well renovated as a luxury. Accuracy of vocabulary contributes to the credibility of commercialization.
The elements of co-ownership are decisive: the level of charges, the work decided upon, the state of the common parts and the energy situation of the building must be examined before holding a presentation price.

A few kilometers from the city, the real estate landscape changes. In the villages of Soissonnais, the Picardy loins, old farms, properties with closed courtyard and rural houses with outbuildings meet very different expectations than those of an apartment in the city center. These properties may include several buildings, a large garden, landscaping or land that represents a significant part of the property's interest.
Their estimate involves distinguishing the living areas from the ancillary buildings, identifying the possibilities of use and monitoring the urban planning rules. The presence of a barn, a workshop or old agricultural facilities does not automatically constitute a recoverable living area at the same rate as the main house.
For a restored farmhouse, the quality of the materials, the energy performance and the balance between ancient charm and contemporary comfort can be decisive. For a farm body to be rehabilitated, work costs and allocation constraints can significantly change the value.

Some properties located in the Soissonnais and more widely in the Aisne have parks, several hectares of land, stables, paddocks, agricultural outbuildings or horse facilities. Their value does not simply depend on the number of square meters of the dwelling.
The quality of access, the configuration of the land, the authorised use of buildings, equestrian equipment, water, fences and any environmental or regulatory constraints require a specific examination. Agricultural land, grassland and recreation are not automatically economically equivalent.
In this market, directly comparable transactions are sometimes rare. An argumented estimate must recognize this rarity rather than make a communal scale for equestrian domains and properties.
A buyer's search for a character property may exceed the strictly local market. This does not mean that a high price is automatically justified: a specialised marketing must combine quality of presentation, complete dossier, adapted targeting and consistent price with the available references.
The areas of Belleu, Cuffies, Pasly, Crouy, Villeneuve-Saint-Germain, Mercien-et-Vaux, Bucy-le-Long, Courmelles or Vauxbuin are separate municipalities, sometimes very close to Soissons. Their markets may be influenced by other types of habitat, other land areas and specific price levels.
It would be attractive to calculate a single average « Soins and surroundings », but it would mask the differences between a Soissonian apartment, a family home in first crown and a rural property in a remote village. To compare seriously, one must keep the commune, the type of property, the date of sale and the surface on a homogeneous basis.
However, we can observe qualitatively that the periphery offers less frequent typologies in the heart of the city: houses with large gardens, farmhouses, farmhouses, mansions and properties with several outbuildings. The interest of a property will then depend as much on its situation in the village as on its own characteristics.
For an owner located around Soissons, we therefore favour a value notices taking into account the municipality and comparable sales, rather than a simple extrapolation of intramural Soissons figures.
Neighborhood, immediate environment, nuisances, shops, transport, schools and street quality play a role that can exceed neighbourhood statistics.
House, apartment, mansion, atypical property, land or rural property do not meet the same criteria or number of buyers.
Coverage, electrical installation, heating, humidity, sanitation and work identified in diagnostics or estimates influence the discussions.
The DPE helps assess consumption, emissions and potential work; the rules applicable to the rental depend in particular on the energy class and the dates laid down in the regulations.
A garden, a building land or not, a terrace, a garage and outbuildings can vary the value, without mechanical conversion into living square meters.
For an apartment, meeting minutes, charges, works funds, maintenance and voted projects are major elements of the analysis.
Close and recent mutations are useful only if their surface, condition, situation and conditions of sale are sufficiently similar.
Advertising competition, buyer financing and marketing delays affect the strategy, but are not limited to a certain forecast.
A professional estimate does not guarantee the price that will ultimately be obtained. However, it allows for a coherent, documented and project-specific range. For the seller, it is an essential decision-making basis before selecting a mandate or setting the presentation price.
There is no single price. PAP estimates an average of 1,805 €/m2 on 1 October 2026; Best Agents estimates 1,885 €/m2. An operation of sales DVF 2025 by MDB Explorer shows a median of 1,728 €/m2. These indicators have different methods and should not be confused.
The report may vary by provider and type of statistics. The median DVF 2025 retreated by MDB Explorer is 1,857 €/m2 for houses and 1,585 €/m2 for apartments, while portal estimates give different results. The relevant comparison is made on a housing scale.
No, not enough. A bourgeois house asks to take into account its volumes, its condition, its rarity, its architectural elements, its dependencies and the works to be planned, and then to look for suitable comparables.
The price depends on the municipality, the housing, its condition, the ancillary buildings, the land areas and the possibilities of use. A median price for Soissons apartments does not allow a reliable value to be deducted.
The notarial data shown here refer to the district of Soissons. They are useful for placing the municipality in a wider market, but should not be presented as statistics specific to Intramural Soissons.
Sales indicators will be reviewed at the pace of the new available DVF vintages; portal estimates and notarial publications may be updated during editorial revisions of the page. Each figure will retain its reference period.
Statistics are a starting point. To sell a house, apartment or property of character at a consistent price, you have to move from averages to a real analysis of the property.
We begin by identifying housing characteristics, verifiable records, assets and areas for improvement. We then look for sufficiently comparable market references, explaining the limits of public data when transactions are rare or unusual.
For a bourgeois house, a luxury apartment or an equestrian property, this stage is all the more important as architecture, annexes, land or rarity can keep the price away from the usual communal level. The objective is not to systematically confirm the amount desired by the owner, but to propose an intelligible approach to the sale.
