This folder — on Technical Diagnostic (DDT) file — the objective is to ensure transparency, protect the purchaser, and exempt the seller from the warranty of hidden defects when he has fulfilled his obligations.

Administrative documents

First of all, you have to prove that you own the property and have the right to sell it. These documents form the legal basis for any transaction.

Be aware of dates of validity. A DPE made before July 2021 is no longer valid. A termite or gas/electricity diagnosis must be repeated if its validity is exceeded before the signature of the authentic act. CLOVIS immo systematically checks these dates before the sale.

Preparation of the file by the seller

You collect the required documents — title, existing diagnostics, plans, authorizations. If some diagnostics are to be performed or renewed, we will direct you to certified diagnostics.

Verification & validation by CLOVIS immo

You send us the documents (scan or paper copies). Jérôme Drouet checks the validity of each piece, identifies any deficiencies and informs you of the necessary supplements.

Signature of mandate & launch of marketing

Complete and validated file, we write the sales mandate, set the marketing price and start marketing. Your property is ready to be presented to buyers in the best conditions.

Accompanying until the authentic act

The full file remains available for the notary throughout the transaction. CLOVIS immo ensures the link between all parties until the final signature at the notary.

Points of vigilance

Diagnosis expired on the date of signature — they must be up to date on the date of signature of the authentic act, not only at the time of the mandate.
Absence of certain diagnoses by age or location — systematically check the area concerned (termites, merules) before assuming that diagnosis is not required.
Incorrect or outdated cadastral information — an obsolete cadastral extract may complicate the sale and extend notarial deadlines.
Unreported or unregulated work — All permit history and declarations must be provided. Lack of information may result in post-sale disputes or a challenge to the transaction.
Pour un appartement : absence des documents de copropriété — un acheteur sérieux exige le règlement, les PV d'AG et le relevé de charges avant de s'engager.
DPE classé F ou G sans audit énergétique — depuis les nouvelles réglementations, l'audit est obligatoire en complément. Son absence peut bloquer la vente ou entraîner une décote.
