Estimating your home in Soissons: the 7 mistakes to avoid
Setting a credible price does not mean following the most beautiful ad in the neighborhood, nor multiplying an area by an average. These are the traps that most often distort an estimate.
Two houses of the same size can be sold at different prices, sometimes on the same street. In Soissons and the Soissonnais, a useful estimate must cross the sales actually concluded, the local context and the qualities — but also the limits — of each property.
Understand before setting a price
Why do estimates differ so much?
A house close to the center of Soissons, a pavilion in Belleu or a property with outbuildings in a nearby village do not always address the same buyers. The proximity of schools, interior layout, parking, tranquillity, energy expenditures and necessary work can change the perception of value.
Nor is a presentation price a promise to sell. To avoid leaving on a deceptive basis, consider the seven most common errors.
Consolidate advertised price and sold price
The ads show what the owners ask, not necessarily what the buyers pay. A house that has been on display for several months at a large amount is not a single reference. The mutations recorded, particularly in the public DVF base, provide another light, to be interpreted according to the actual date and characteristics of the property.
Mechanically apply a price per m2
A communal average masks strong disparities. One hundred square meters well distributed, renovated and bright do not automatically compare to a hundred square meters difficult to develop. Choose comparables too far away
A sale in another neighbourhood or a nearby municipality may seem comparable on paper. However, the immediate environment, access, nuisances, services and profile of buyers vary the demand. Comparisons must be selected and adjusted, not just stacked.
Consolidating the cost of the work and capital gain
A kitchen installed at great prices or a personalized renovation does not increase the value mechanically. Some works reassure the buyer above all by avoiding an expense to come; others reflect a personal taste. The maintenance of the roof, the quality of the installations and the consistency of the arrangements count more than a sum of invoices.
Minimize future defects or expenses
Humidity to be treated, aging carpentry, roofing to be monitored or unfavourable energy performance influence the overall budget of the purchaser. The EPD, diagnostics and available estimates should be examined without dramatizing but without excluding them from the analysis.
Overvalorizing equipment and annexes
Garage, veranda, swimming pool, workshop, cellar or large plot can be real assets. Their contribution to the price, however, depends on their status, use, legal status and interest in the sector. For a singular home, see also our file on the prices of houses of character in Soissons.
Set the price according to the amount you need
Financing a new purchase, repaying a credit or sharing an estate are legitimate goals, but they do not determine market value. A distinction must be made between the desired price, the recommended marketing price and the amount to be negotiated. This distinction facilitates a calm decision and a coherent strategy.
A more reliable method
